At M&N CONSTRUCTION GROUP- you will deal directly with the owners: Erwin who supervises the work with our people; we don't subcontract the project, and Dan in the office. An equally important part of our service is that we come back to address concerns even many years later.
The first place to check it's your attic. So get a flashlight and climb up under the eaves. Look for beams of light coming through the top of the house or stains and streaks, which signal a leaky damaged roof.
Check your home improvement records to see how long ago the roof was replaced. Knowing when a roof was installed (and what it's made of) offers insight into how much life it has left. For example, a typical asphalt shingle roof lasts 15 to 25 years.
Keep an eye on your rooftop to make sure it's in good shape, especially after heavy storms. Shingles or Tile should lie flat against the roof; if you find patches that are cracked, damaged, or buckling, then you should get a roof inspection.
The flashing around vents, skylights, and chimneys seals the seams of the roof from rain and weather. Examine these points to make sure there are no cracks or breaks, which could lead to leaks.
A droopy, sagging roof is one that surely needs replacing before further damage occurs to your home. Check the surface for signs of trapped moisture, rotting boards, or sagging spots—especially at the lowest points in the roof.
Wildlife and Moss can look great in your yard but on a roof, it means trouble. Moss as well as mold and fungi indicate there may be trapped moisture, which can ruin a roof.
Just because you have a few damaged shingles or tiles or some leaks doesn't automatically mean that you need a whole new roof. If your roof has been properly installed and is younger than 15 years old, it may get by with repairs rather than a full replacement. If in doubt contact us for a Free Roof Inspection.
Need a New Roof but Can't Afford it?
Delaying the decision to get a complete residential roof replacement is never a wise move. The longer you wait to contact roofers, the worse your roof can get. Mold, mildew, water infiltration, soaked insulation, even rotted rafters can all happen very quickly.
You ask yourself, “How can I pay for my roof with no money?” Fortunately, you can get residential roof replacement done with no money.
Really. Here’s how.
Option 1
Convenience: When you finance your roof replacement project through a roofing contractor, you can often complete the entire process in one place. This saves you time and hassle, as you won't have to shop around for financing options.
Competitive rates: We work with financing partners to provide competitive rates and terms to our customers. This means that you may be able to secure a lower interest rate than if you were to finance the project through a traditional lender.
Flexible repayment terms: Financing through a M&N Construction Group offers more flexible repayment terms than a traditional loan. For example, you may be able to choose a longer repayment term, which can help make your monthly payments more affordable.
Increased affordability: Financing your roof replacement project through M&N Construction Group will make the project more affordable by spreading the cost over time. This can help you avoid the need to come up with a large sum of money upfront.
Option 2
If you’ve owned your home for a while, you’ve likely built some equity.
With a home equity loan, the lender looks at how much of your mortgage is left to pay. Then, they compare that to the market value of your home. If the ratio is favorable to the lender, you may be eligible for a home equity loan.
This loan type is usually low-interest, but it’s not risk-free. You’ll be using your house to back your loan.
Option 3
You can always apply for a personal loan to pay for a new roof. When you do this, you’re working with a lender and taking on a traditional loan. Once approved, you’re given the money to pay for your new roof. Then, you pay back the money to your lender on a monthly schedule.
There are both short and long-term personal loan options. Short-term loans usually require a larger monthly payment. Long-term loans, though, have higher interest rates. Do your research thoroughly before committing to a personal loan to ensure you have all the correct information.
Most of personal loans involve high interest rates, often based on your credit history.
One more word about working with banks and lenders—bigger isn’t always better. Don’t be afraid to reach out to your local bank. They’re invested in seeing their immediate area thrive. They may be willing to work with you even if you’ve heard no from big-name lenders.
Option 4
Title 1 property improvement loans are available through the Federal Housing Administration (FHA). These loans are an excellent way to pay for improvements and repairs to your home and property.
When you receive an FHA loan, they’re essentially insuring your loan. This means there’s less risk for lenders, and they’re more likely to work with you.
With these programs, you can borrow up to $25,000 with 20 years to pay back the loan. But, if you opt into a loan that’s more than $7,500, you’re backing it with the financial assets you own. This can be a solid option if you’ve tried other avenues without success.
Option 5
In some cases, paying for a roof replacement can be done directly through your insurance company, but this is only a viable option when your roof was damaged for a reason other than wear and tear over time.
When you are eligible to pay for roofing repairs through your insurance company, get in touch with your homeowners insurance provider to find out how much they will cover and the process for receiving payment.
You may be able to connect the insurance company and your roofing company directly, allowing for a seamless payment once replacement are complete.
At M&N Construction Group we can provide very attractive financing options.
We recognize how challenging life can be in a difficult economy. M&N Construction Group roofers work with local lenders and industry leaders, to help customers connect to the cash they need.
Roofers know a new roof cannot wait. So the best roofers make financing just part of the full customer service. Contact us at M&N Construction Group to learn more about all we do to help you.
New Warranty
An old roof can have devastating consequences. If it begins to leak it can damage the installation, cause damage to the rest of your home and require you to pay even more for repairs.
However, installing a new roof will also get you a new warranty. This warranty will give you additional protection and give you a piece of mind. You will avoid paying a lot of money on roof repairs and maintenance.
When you have your new roof installed, your Assured Contracting representative can help you fully understand your warranty and give you the confidence that professionals have optimally installed your roof.
Insurance
The age of your roof plays a significant factor in your home insurance coverage. Most insurance companies offer limited or no coverage on a house if the roof is 20 years old or older. Your insurance company may require you to replace it to keep your insurance coverage up to date.
Also once you get a new roof your homeowner's insurance rates will go down significantly and you will save hundred and even thousands of dollars on your insurance bills each year.
Air quality
Your roof has an important job: keeping moisture out of the house. As a roof begins to age, many homeowners find themselves concerned with leaks and similar water damage getting past the roof. This can pose a threat to anyone in the home, particularly if it begins to nurture the growth of mold. Mold can be hazardous to people’s health and impact the quality of the air they breathe.
A new roof investment will help protect those living in the house. You should feel confident that your roof does its job of keeping moisture out of the home.
Home Value
If you’re thinking about selling your home in the next 5 years, a new roof will boost your home’s value significantly. You know potential buyers typically prefer homes that don’t need a lot of structural work. A new roof allows you to sell your home at a higher price and makes your home more appealing to potential buyers. Most people want to buy a home that isn’t going to require them to put a lot of money into it immediately after they move in.
Energy Efficiency
If your roof is over 20 years old chances are it is reaching the end of its lifespan. Probably it's doing a bad job of keeping heat away from your house. Probably your electricity bills are through the roof, because old roof is being prone to gaps where air can leak in, older roofs weren’t designed to keep heat away from the house. Current roof technology allows to significantly improve energy efficiency. At Assured Contracting we can help you get the most energy efficient materials for your new roof. Save 20%-30% on your electricity bills.
Beautiful House
When you realize that your home needs a new roof, you have the chance to transform your home and make your neighbors jealous :)
Deciding to go with lighter or darker colors or even a different roofing material can have a noticeable impact on your home’s appearance.
Investing in the roof you want, can change your home’s entire appearance. At Assured contracting we can help walk you through the various options available, including different colors and materials, to help you make the selection that works best for you.
You understand when it comes to keeping your home safe and comfortable, your roof plays an important role. At Assured Contracting, we can help you keep your roof in peak condition so that you can rest easy knowing it will do its job well.
To do this, we’ll send a professional to visit your home, inspect your roof and answer any questions you may have.
I needed on new roof on my Mothers home in Pompton Lakes. I went to a social media group and asked for recommendations. M&N was one of them. I called a number of them, and it took a few days for responses, except from M&N. They immediately called, emailed, and texted me. They quoted the project, and their quote came in thousands of dollars less than their competitors. I checked with their references which were all great. And I was impressed with their professional approach. While the others couldn't get to my project for weeks or months, his team was able to do it the following week.
They came out, on-time, stayed all day, and completed the job as promised. Unfortunately it took an extra day more than they planned because of the issues they found. They came back to me with an additional charge, and were professional and amenable to splitting the difference, still saving me thousands.
As a licensed NJ Real Estate Broker, I can whole-heartedly recommend M&N. I met a lot of roofers along the way, and have not met any as professional as them. I will certainly be recommending them to any one of my clients. There are many roofers you can call, but you would be remiss if you did not include M&N in your research. Thanks Dan & Erwin!
I’ve worked with Erwin and Dan twice now and couldn’t recommend them more highly. The guys and their team always super responsive, reliable, on time and finish on schedule.
The first job, the replaced the roof on my 100 year old log cabin and garage with a new metal one and transformed the place in only a few days. Being a metal roof I had a lot of questions around insulation and noise dampening which they thoroughly answered and helped me make the necessary choices. They went the extra mile to even make a matching roof for my fire wood storage box with the leftover materials. We couldn’t be more pleased with the outcome and get compliments from strangers for the new look all the time.
Next, I had them come back and remove two load bearing walls and install steel support beams. The team came in and did an amazing job, taking the time to do everything the right way. Definitely no shortcuts.
They always took care to not damage or leave tools on any new surfaces and left the job site clean when finished.
Would definitely recommend for anyone looking to improve their home.
M & N Construction Group LLC should be on the who’s who list for roofing contractors. What can I say? I am thoroughly impressed with the quality, professionalism, and care that Dan, Erwin, and the crew exhibited throughout the process of replacing my roof in the aftermath of tropical storm Ida. They focus on the quality of the job at hand instead of the number of jobs that they can obtain and finish quickly. I highly recommend M & N to anyone looking for a quality job for your home improvement project.
I needed a new roof installation for a home I just bought, I researched roofing companies when I came upon M&N Construction Group LLC, I am so happy that I hired this company to take care of my new home's roof installation, his representative came to us and gave us a detailed explanation of every step of the installation, they use the best materials, the best products and I was so convinced about their excellent work and assurance of a superior roof installation and with an amazing price that I hired them right away, they were amazing, they came at the time scheduled, they were very professional, diligent, they kept my property cleaned and neat, and they were done the same day. My roof is wonderfully AMAZING!! I LOVE IT!!! It is a showcase!! And I no longer will be worried of any leaks for many, many years. Thank you M&N for your excellent service. You guys ROCK!!!!
M&N Construction was recommended to us by a friend who had his roof redone and we are so glad we got this recommendation! Erwin is so knowledgable and skilled at his trade. He does quality work and is easy to talk to. He came in and was able to immediately identify our issue. He did not pressure us or offer any work that we did not need. He even showed us pictures of water damage we had under our shingles. We are so thankful to him and his whole team! Would highly recommend him to anyone looking for anything related to their roofing needs. He is also skilled in many other things. We would definitely use them again. WE Highly Recommend working with them!!!
